With our fixed rate closed end second mortgage you can cleanly consolidate all of your nagging monthly payments into one easy to manage payment. 

2nd Mortgage Features:

• Rate range based on credit scores, debt to income ratio, loan to value.
• Refinance only, no purchase transactions.  
• Loan amounts to $500,000.
• Loan term: Fixed rate 10, 15, 20, and 30-year terms only.
• This is a very stable product, unlike the HELOC that potentially has rate volatility or will be re-amortized at some point
• The subject 2nd loan must be in second lien position....no free and clear properties. 
• The property must have been purchased or acquired by the borrower at least 12 months prior to the disbursement date of the new 2nd mortgage.
• Must not have a prior cash-out on the subject property in the last 12 months measured from original note date to new note date. Loans with CLTV of 75% or less are excluded from this requirement.
• All borrowers obligated on the first lien mortgage (note) must be obligated on the subject transaction, with the following exceptions:

1. Death of a borrower (death cert required)
2. Divorce (divorce decree required)
3. Legal separation (legal separation agreement or separation agreement approved by the court required)
