During this time he built many businesses which include, real estate, mortgage, marketing and retail. He was involved and responsible for a developing a product that appeared on the hit show, Shark Tank. Over the last couple years of countless hours, research and sampling (various workout platforms) Joe has been inspired to  get involved in the wellness and fitness space, specially with the TruFusion brand. Joe's extensive business experience in management, sales and financing will be instrumental in implementing TruFusion Group  growth strategy. A graduate of University of Maryland and a former New Yorker, Joe has done is share of traveling as well. He also is a father of twin boys age 12.

The Loan Application Checklist

It is extremely important when applying for a home loan that you submit all of your documents to your mortgage professional in a timely manner.  If you can gather these essential documents before you go shopping for a home it will ease the stress of the home loan process.  Below is a checklist to help you gather the necessary documents to give to your mortgage professional.  If you have any further questions call Joe Costa, a mortgage professional, to help guide you through the process.

Loan Application Checklist


In general, the documents you will need includes:

Check for application fee

Property Information (if you already have a contract on a house)
Purchase Agreement.
Copy of legal description and MLS sheet.
If you are selling your current home, copy of listing contract.
If you have sold your current home, copy of settlement statement (HUD-1).

Income & Assets
Pay stubs for the last 30 days.
 For the past two years:
 
Names and addresses of each employer.
W-2s
Statements for each bank, mutual fund, and/or investment account for the last three months.
Estimated value of personal property and furniture.
 If you have made any large deposits to your accounts:
 
Explanation and source for deposit.
If large deposit was a gift:
 
Signed gift letter (lender can supply).
Copy of gift check.
Copy of deposit receipt.
 If you own more than 25% of a business:
 
Corporate or partnership tax returns.
 If self-employed:
 
Tax returns for the last three years (with schedules).
Year-to-Date Profit and Loss Statement prepared by an accountant.
 If you own rental property:
 
Tax returns for the last two years and current rental agreements.
 If you are retired:
 
Pension Award Letter.
 If you receive Social Security:
 
Social Security Award Letter.
 If you are counting child support as income:
 
Copy of divorce settlement.
Copy of twelve months of cancelled child support checks.

Debts
Names, addresses, account numbers, balances and monthly payments on all current loans.
Explanation of credit report anomalies, including:
 
Late payments, credit inquiries in the last 90 days, charge-offs, collections, judgments and/or liens.
Bankruptcy filed within last seven years (bring a copy of your bankruptcy papers).

VA Loans
Copy of DD Form 214, Report of Separation.

Miscellaneous
Photo ID and proof of Social Security number.
Residence addresses for the past two years.
If applicable, a copy of your divorce decree.
If you are not a citizen, a copy of the front and back of your green card.

Park Place Foundation Group Pays It Forward At The Bannister Family House

Joe Costa's new foundation,  Park Place Foundation Group, is looking to pay it forward by hosting a meal at San Diego's Bannister Family House.  The  Bannister Family House was opened in 1994 for families whose relatives are receiving medical care with the UC San Diego Health System.  It provides an affordable place for families to stay and feel like they are being surrounded by the comforts of home.  The BFH is not only a place to sleep but also a place to eat, do laundry, relax, and meet other families going through a similar experience. Factors That Can Affect Closing On Time

According to National Association of Realtors, roughly 60% of purchase contracts actually settle on time. This means 6 of 10, of your transactions close on time.

What gets in the way? 
Financing:           39%
Appraisal:           16%
Title and Deed:   11%
Contingencies:     8%
Sellers/Buyers cold feet, HOA obstacles, etc.

Financing being the number one reason why a transaction fails to close. What specifically interferes is buyer’s income is not completely verifiable. Debt Ratios for Residential Financing

Lenders use a ratio called "debt to income" to decide the most you can pay monthly after your other recurring debts are paid.  How can you figure the qualifying ratio?  In general, most conventional mortgages have a qualifying ratio of 28/36.  FHA loans are a slightly less restrictive requiring a 29/41 ratio.  The first number in a qualifying ratio is the maximum amount (as a percentage) of your gross monthly income that can go to housing ( this includes mortgage principal and interest, private mortgage insurance, hazard insurance, property tax, and homeowner's association dues).  The second number in the ratio is the maximum percentage of your gross montly income which can be applied to housing expenses and recurring debt together.  Recurring debt includes payments on credit cards, auto/boat loans, child support and the like.  To give you an example for a conventional loan using the 28/36 ratio, Gross Monthly Income of $6500 x .28=$1,820 can be applied to housing.
Gross Monthly Income of $6500 x .36 = $2,340 can be applied to recurring debt plus housing expenses.  An example for an FHA loan with a 29/41 qualifying ratio, Gross Monthly Income $6,500 x .29=$1,885 can be applied to housing. Gross Monthly Income $6,500 x .41=$2,665 can be applied to recurring debt plus housing expenses. Remember; however, that these are just guidelines. Park Place Foundation Group Pays it Forward at Father Joe's Villages and Then Gets Paid Right Back

Joe Costa embarked on his new foundation's, Park Place Foundation Group, first volunteer event at San Diego's Father Joe's Villages. In attendance were Joe's twin boys Hudson and Presley Costa, his Co Chair, Marni Wolf, and her two daughters Jordan and Carly Wolf, and a friend Mason Sandford. It was a great experience helping serve lunch to people that would otherwise go hungry if not for the all of the wonderful people at Father Joe's.

When we first arrived we were taken back to the kitchen where we washed our hands and put on aprons, gloves, and hair nets.  Everyone was given a job from taking plates to serving the different food options.  The kids ages 11-13 did a great job keeping the line moving along and making sure that everyone got exactly what they wanted.  It was a very humbling experience to be able to help people who are basically in survival mode.  To see a mom and her five young children really hit home especially since we were doing this with our own children.

Everything seemed to be moving along very smoothly until my youngest daughter tapped my shoulder and said she couldn't see and that everything was black.  I held on to her tightly when Joe walked up to me noticing that something was not quite right. He grabbed onto her just as her eyes started to roll back into her head and her legs collapsed and she went unconscious. We placed her gently on the ground and rolled her on her side.  At this point I was so panicked, but luckily she quickly came to.  All of the people at Father Joe's were at her side fanning her and putting ice under neck to make her feel more comfortable and safe while they were calling the paramedics.

In the end, Park Place Foundation Group's first volunteer event encompassed two very important life lessons: giving back and appreciating the delicacy of our lives.

Does Your Interest Rate Determine the Actual Cost of Your Mortgage?

Reasons to Refinance Your Current Home

There are a variety of reasons why homeowners want to refinance their current mortgage.  Mortgage rates are still low in the current market, and one reason to refinance would be to obtain a lower interest rate over the course of the loan and lower your monthly payment.  Maybe you are hoping to cash out some of your home's equity by doing a refinance? Your house needs updating or you need help paying for your daughter/son's college tuition, or what if you just want extra cash to take that vacation of your dreams? With this in mind you will want to get a loan that is above the remaining balance of your current mortgage. This doesn't necessarily mean; however, that your monthly payments will go up.  If you refinance at a lower interest rate than you have now, you may be able to take out money and still have a lower monthly payment.  Another reason you may want to consider refinancing is to consolidate some of the other debt you might have built up with higher interest rates (ie. credit cards, vehicle loan).  Refinancing is an option if you have enough equity in your home. Getting a Low Interest Rate

When you are offered a "rate lock" from your lender, it means that you are guaranteed to keep a specific interest rate over a determined period while you are working on your application process. This means that your interest rate will not get any higher while you are working through this application phase. Rate locks can vary in length, between 15-60 days, with the longer time periods usually costing more. You can get a longer period for your rate lock, but in making this choice, you will probably have a higher interest rate than you would have with a shorter rate lock period.

In addition to going with a shorter rate lock period, there are several ways that you can attain the best mortgage interest rate. The bigger downpayment you pay, the better your rate will be, since you will have more equity from the beginning. A borrower can opt to pay points to improve an interest rate for the term of the loan, which means you will have to pay more initially.  Joe Costa from San Diego's Park Place Financial Group educates his clients on this strategy and is a good option for certain borrowers to pay points up front to improve the interest rate over the life of the loan. Loan Programs With Little or No Down Payment

Often borrowers don't have 20 percent to use as a down payment on a home purchase.  There are several different options instead of the traditional loan program with PMI(Private Mortgage Insurance).
  • Federal Housing Administration (FHA) mortgage loans
    The Federal Housing Administration (FHA), which functions as part of the U.S. Department of Housing and Urban Development (HUD), plays an important part in helping low to moderate-income buyers get mortgages. Part of the U.S. Department of Housing and Urban Development(HUD), FHA (Federal Housing Administration) helps individuals get FHA provides mortgage insurance to private lenders, enabling homebuyers who might not qualify for a typical loan, to obtain a mortgage. Interest rates for an FHA loan are typically the market interest rate, but the down payment amounts with an FHA loan will be lower than those of conventional loans. Closing costs can be included in the mortgage, and the down payment may be as low as 3 percent of the total.
  • VA mortgage loans
    With a guarantee from the Department of Veterans Affairs, a VA loan is offered to veterans and service people. This special loan does not require a down payment, has limited closing costs, and provides a competitive interest rate. Even though the VA does not provide the loans, it does issue a certificate of eligibility to qualify for a VA loan.
  • Piggy-back loans
    You may finance a down payment with a second mortgage that closes with the first. Generally the first mortgage covers 80% of the cost of the home and the "piggyback" is for 10%. Instead of the usual 20 percent down payment, the homebuyer will just have to cover the remaining 10 percent.
  • Carry-Back loans
    In the option of the seller "carrying back a second mortgage," the you borrow a portion of the seller's home equity.. In this scenario, you would borrow the largest portion of the purchase price from a traditional mortgage lender and borrow the remaining amount from the seller. Typically, this kind of second mortgage will have a higher rate of interest.

Is Refinancing Worth The Cost?

Some have said that only when your new interest is at least two points lower, should you refinance your loan. That could have been accurate a while back, but with refinancing dropping in cost recently, it's a good time to think about a new loan! Refinancing has various advantages that will often make it worth the initial expenditure a few times over.

Advantages of Refinancing

You might be able to lower your interest rate (sometimes significantly) and reduce your mortgage payment amount with your refinanced mortgage loan. You also might be given the option of pulling out some of the equity in your property by "cashing out" a sum of money to renovate your home, consolidate debt, or take your family on a vacation. With lower rates, you might also be able to build up home equity faster by moving to a shorter-term mortgage loan.

The Cost

Of course, you will have some fees and expenses during your process of refinancing. When you refinance, you're paying for basically the same things you were charged for at the time you got your original mortgage loan. Included in the list will typically be an appraisal, underwriting fees, lender's title insurance, settlement costs, and other fees.

Do the Math

Paying discount points can get you a better interest rate. The money you'll save over the life of the mortgage loan might be significant if you have paid up front about 3% of the new loan total. We recommend that you talk to a tax professional before acting on hear-say that the paid points can be deducted on your federal income taxes.
Another thing about taxes is that if your interest rate is lowered, naturally you'll also be lowering the interest amount that you'll be able to deduct on your federal income taxes.
